Short-Term Rentals in Southern Maine: What to Check First

Towns like Old Orchard Beach and Wells draw strong summer demand, but short-term rental income is more seasonal and more regulated than a long-term lease.

Start with the rules

Many Maine towns require short-term rental registration or permits, and some cap licenses or restrict certain zones. Confirm the property can legally operate as a rental before you count on that income — rules change, so check with the town directly.

Model the off-season

A great July doesn't pay a February mortgage. Build your projection month by month, and ask the seller for actual booking history rather than an annual total.

Budget for operating costs

Cleaning, platform fees, furnishings, utilities, supplies, lodging taxes, and management can take a large share of gross bookings. Leave room for all of them.
