Beating the Off-Season: Winter Plans for Maine Vacation Rentals

Coastal Maine's summer is short. Plenty of beach-town rentals do most of their business between June and September. What you do with the other months often decides whether the property cash flows.

Furnished mid-term rentals

Traveling nurses, contractors, people relocating and families between homes often want furnished places for one to six months. Renting a summer cottage September through May can bring steady income with fewer turnovers. Check the town's rules and use a written lease.

Price for the season, not the dream

Lower winter rates and minimum stays to compete for weekend visitors, holidays and local events. An empty night earns nothing.

Budget for winter costs

Heat, snow removal and keeping pipes safe cost money whether or not anyone is staying. Put them in your numbers. Our short-term rental income estimator on the homepage lets you set off-season rates and occupancy separately.

Buy with the off-season in mind

Before you buy, ask the seller for monthly booking history, not just the yearly total. A property near year-round attractions or Portland's job market may hold up better in winter.
